The Harrodsburg one is my fave. Like the land and barns house is bright and airy (though some paint may be needed 😉).
Have fun checking all of them out. Each one has its own charm.
Agree, Harrodsburg property would be a consideration beyond other two. But, it'd need a LOT of paint, carpet and ??? After walk thru. Uh, the zebra could stay 🤣. It's also best price of 3.

@Ridgetop I only look at places with central heat and air lol. We actually had the properties pegged in the same order. However that is why you see them in person!

The Harrodsburg house was sad. Didn't see the inside as it had just been made pending, but tiny house right on the road and the barns and general land just looked tired and run down. Lots of projects to make it look nice and I need curb appeal.

Springfield house was absolutely gorgeous!! Even better than photos. Perfect layout, airy, bright, roomy. 😍 The downstairs would be for my dad and his dogs and cats. Unfortunately she was firm on the price and almost all of the land was steep hills with rocks. Only one small area would be good for driving. Not great grass and the barn was a 30k project. Would have needed new roof, wiring, stalls and complete general re-finishing. Ultimately decided it's not worth it at that price.

Bloomfield is also nicer than pictures! Much more of a "make do" house. That barn is nearly brand new and the stalls are solid. With new doors for the minis, I could have five ready to go on short notice and add on a lean to with 5 more. House does need some cosmetic touch up but nothing major and it is solid. New roof, windows, hvac, appliances, furnace, etc. Even has a chicken coop and lots of character being so old! The land is nearly all usable with lush thick grass, already! So rich I will have to keep these horses stalled nearly full time until they can get used to grass again. Some fencing work would be needed but again, cheaper than a custom barn or that monster project in Springfield. It also has a finished garage which could be my carriage house. There were no options for one in Springfield.

Tons of curb appeal! Neighbors are all huge horse farms so it fits right in and holds its own in a nice neighborhood. Busy road so no driving on the road but I probably wouldn't anyway.
So if they agree to a contingency offer, we are going to try for it. At least it will get me into kentucky, if not a long term house. More pictures tomorrow, hopefully!

Super sweet - twas my second pick - I liked the charm of the house. The other one was because of the amount of land.
Lots of great things going for this that the listing didn’t show.

Bloomfield has some questionable ceiling area in other than kitchen. Over one fireplace, other room with FP, by far door, over stairway? Pics make roof look fairly new. Any chance replaced but repairs to interior not addressed? Strong inspection for those things...wood support decay from wet, etc. otherwise, I like the house, cute ☺️. Land size and barn won't be enough for you -- if prepared to address those things - $$ - could be good.

Maybe look at more properties 🤔

Is the roof in good shape? Looks like some pretty bad ceiling damage in the kitchen ceiling.
Yes brand new. They've repaired some of those spots since those photos. It's plaster and stucco. As in 110yr old horsehide plaster. Our agent is familiar with old homes and says we should get an engineer's report on top of an inspection and the offer will be contingent on that. It has had so much work already with is good. Obviously it is not ideal but we can make it work for awhile. The biggest pros are accessibility of location, the amount of usable land and stalls ready to use. Plus a carriage house because those carriages are rightly spoiled. So hard to find the perfect place but I feel like we can make this one work, unless something else does come along. We've accepted an offer on our place so we don't have too much time. Even though the buyers it's contingent on their own sale going through, we'd like to get a place lined up.

Thanks! Yes it was a pleasant surprise to find a brand new barn with solid stalls! That was the biggest thing, plus flatter land and more grass. The house is very cute! Definitely not for everyone which is fine. It will just get us finally into Kentucky for now and maybe if interest rates drop, in a year or two we'll move again.

All good points! Roof is new as in shingle pallets still outside. So definitely questions as to water repair etc inside. We don't want it to become a money pit but at that price we can do some of the cosmetic work if needed.
5 acres is actually plenty for me as while we have 10 right now, I only use about 2-3 acres. The rest was the boarders. Without a breeding herd I don't really need pasture except for Turnout. I'll bring my round pen so the biggest things I needed were flat places to drive, room for Turnout and stalls. They've had record rain here and the creek is more like a spring. Looks like a perfect water obstacle lol. I can have 5 stalls in that current barn and add on 5 more without spending as much as a custom barn which is what I was initially thinking I would need!

I wish we could find more places to look at. We are here until tomorrow. But with interest rates high, our buying power is limited and inventory is low. That's the reason we can get a contingency offer accepted. Normally it's hard in this area. The market will heat up eventually and then we won't be able to come in. We've been trying off and on for 15yrs! If you go much farther out from Lexington sure, but that's the whole point for me. This one is only about an hour away and lots of other cute towns around, like Bardstown 10min away with all your shopping and My Old Kentucky Home!

The original My Old Kentucky Home! Where the song was written. Going back to see it today. So much history here! And very lively little towns with small businesses everywhere. One of the things I appreciate about Kentucky. Tourism helps.

More pictures from the trip! Came home and hit the ground running to catch up on training. Decided not to make an offer on the Spanish style house. Just too many unknowns with the age of it. There is another one but it's not official yet and the pictures online are even worse. It looks like we are moving though!
