Ridgetop - our place and how we muddle along

Update:
Patches are dry but the paint was for the MBR that DS2 painted not the nursery. Back to Lowes for more paint. Decided to paint that room white since it has natural oak molding. Unfortunately one coat did not cover so had to put on a second coat. Luckily I dd have a second gallon of Swoss Coffee flat. Also decided to paint all rooms in flat since there are so many patches on the walls. Flat shows imperfections in the walls less than eggshell or satin. I will have to prime all the bedrooms before painting in order to get full coverage without bleed through. :mad: DS1 went back to Lowes again for the 2 gallon primer that was on sale that we did not buy the other day.

Yesterday I taped and primed the office. Long job but this morning I will paint that room. This afternoon I will do the laundry room wall behind the 4' freezer and hot water heater. We moved the freezer out 2 days ago, de-iced it, and put it back on the other wall that I have already finished. When we moved the freezers I found where socks go to die.

BAD NEWS! Our hot water heater is just past the warranty date and has decided to take a dump. We have not ben getting hot water in the master bath shower for several days. After running for 10 minutes it is tepid. Hot water in the faucet is ok. The other shower (closer to the HWH by 30') does have passably hot water. DS1 drained it and lots of stuff came out but while it increased the hot water volume it still did not deliver hot water to the MBA. We need a new one. DH got a bid from a decent plumber for $2600.
:ep :thSince we can't sell the house without hot water we are stuck. Also I would like to be able to have a HOT shower with all the painting and work I'm doing. DH will call the plumber today. Part of the extortionate cost is that goodold California has mandated that you have "water expansion chamber" and drain pan under the HWH. They also require all new plumbing pipes and hoses be installed on the new unit. The democrats just have their hands out for all your money.

Anyway, DH and DS1 will be rturning to TX next week while I remain here and continue painting the house. I figure another 2 weeks painting. Maybe more since DS1 has to empty his room and move his bed into one of the freshly painted ones to sleep while I do his room and DS2's room still has to be completely emptied. DS1 has caught my cold/virus and is dragging a bit but he usually gets over stuff fast. My cold/virus is still hanging on but at least I am able to function. DS1 is taking all the shelving on the walls in DS2's room bck to Texas to use in his room for is Lego collection. I don'tknow if there are enough walls but that is his problem. The shelves have to come down along with the brackets, then I have to fill the holes in the walls. There s still a bunch of papers and junk in the room but I am going to dump it all in boxes to get it out He and DS1 removed all the rest of his furniture except the desk, shelves, wall mounted TV, and several computer monitors. According to DS2 DS1 can move those for him. Once the wall mounted stuff is out, I can move that into the center of the room and cover the desk with a dust sheet while priming and painting.

DS1 and DH want DS2 and DDIL to come over and help sort out the tool shed to determine what is their stuff and what is ours. Actually, I can do most of that once I finish the painting since the majority of the boxes left in there are DDIL2's from preschool and the entire loft is full of DS2's junk. DS1 doesn't want me to do it because I accidentally took a couple of DS2's clamps last time. I think DS2 will need to rent a storage unit for us to empty that and the stuff he has in the remaining connex. One connex has my stuff for Palm Springs which will entail another trip down there. We couldn't take it last time because the better consigment stores want photos of it first if they are going to sell it.

At least the ram lamb is gone to his new flock. The coyotes hadn't found him in the barn yet but It was inly a matter of time. With all the incredibly high charges, taxes and fees the government (both fed and state) put on property sales, we are trying to figure out what is the lowest price we can sell for and still get some $$$ out. I want this house sold and to go back home.
 
I hope you sell the house fast and get it gone. Suggestion on the taxes..... if you sell it to the hay guy that is interested, lower the price on paper, but take a cashiers check for the difference. Take cashiers check back to Texas and deposit. That will help him too, lower price on paper will lower property taxes on the purchase price. The county may send out a questionaire on what you sold it for. That is a fishing attempt to find out how much you sold it for. Supposedly the county cannot access records for taxation purposes. throw it in the trash, you are not required to answer. Then when he gets a jacked up tax valuation, he can take the sell contract to the tax office and have something to argue about.

Is it an older hot water tank? Can you just replace the element and see if that fixes it?

My suggestion also... Due to very high lime/calcium in the water here, have to replace the bottom element at least once a year... $15-20 for an element... I keep an extra on hand here all the time...

It's the same at our house. Our heater is over 30yo. I don't want to buy one of the new ones with all of the extra crap they put on it. The WA state socialist government wants everyone to have them connected, so they can monitor your usage and shut the tank off remotely, when they deem you've used your allotment. :mad:
 
Sunday:
HWH is in now and finally a nice HOT shower! Since we are selling the house the cost of the HWH and all other repairs/painting, etc. costs will be deducted before taxes are estimated so no problem.

Finished the 2nd bedroom yesterday but had to touch up the ceiling in a few places. Very pretty shade of cream. Will have to touch up the white painted moldings now too. New paint shows up that they have had some usage. LOL Also may put up new blinds in that bedroom. Definitely will install closet doors in that room and bedroom already painted. Bypass mirror doors will run around $450 for both sets. Not a problem - installed 22 sets in the apartment and one set in DS1's room here.

DS2's room is cleared out and mudded ready for priming. Also repaired and mudded the laundry ceiling yesterday before emptying the tool shed wth DS1 and DH. DH was fretting about getting it done so we just went down and sorted everythng out. Most of the stuff is DS2's, DDIL2's or will go in dumpster. Only a few small boxes to go back to Texas. Still have to do a final clear out of the connexes but those can wait until DH goes to Texas and DS1 comes back.

Today we are supposed to have our "Christmas gift giving" with the family. DD1 told everyone yesterday that we would have it tonight at 5 pm AT DS2's HOUSE! Yes, the same house that they are still moving into that is full of unpacked boxes and too much furniture! DS2 worked yesterday. Sunday is his only day off and he wanted to do more unpacking and paint the last room at his house today. DD1 doesn't want to have it at her house because it is too much trouble for her. David is home from college and we hoped he could help move the china closet to DS2's but he is busy today which os DS2's only day off. DS2 was unhappy that he would have to stop his work on unpacking and painting to clear room for the family to assemble. I told them that we would have the family HERE since the chidren could play outside, and there was plenty of space to sit. We still have 12 dining room chairs, the table, sofa ad 2 other chairs as well as 3 camp chairs. DS1 bought 4 pizzas at Walmart, I will make a salad, and DD1 said she is making chili. I thought I might have to go get paper plates then I remembered that my good dinnerware has not been packed yet. I have 30 plates so no problem.

This house large and has always been a good place for parties with plenty of play space for children. In many ways I am sorry to let it go. I love the view and total privacy. The patio is 25'x60' so great outdoor entertainment space. But this house is not comfortable for me anymore. It is too much house to keep up, and we can't take care of the outdoor hillsides without our sheep. With our sheep the cost of hay was eating us up. I will miss the views and the space for the kids but it's time to go. If California wasn't busy overpricing everyone out of the state with taxes, fees, and bad politics, etc. we might have tried to make a go of it here. But as it stands, we wouldn't be able to afford to stay here many more years anyway.

Monday:
Had to stop mid-sentence onmy last post to go help DS1 and DH sort and loat stuff we wanted to take back to Texas. They loaded it in the truck and drove it out to the Connexes where they will stage it to load in the trailer the end of the weed. Then I came back in and decided to clear the counters and table for the family dinner befre taking my shower and getting the salad made for dinner. Our "Christmas" was very nice. DS1 found the little tree we had on the porch for Christmas and set it up on a table with all the gifts. Hard to see but it even had mini lights on it.

The grandkids all loved what they got and we all sat at the table for dinner. I had frozen Chrstmas cookies and brought them to CA. They have been in the freezer since we arrived. DD1 and the grandchildren were very happy to see them. Most of my children and grandkids love Legos so were happy with what they got. DS1's Lego arrived after we had left for CA so it s waiting for him at home. He did see another Lego set - new one just out - that he asked for. He said it would be easy to assemble.

Since we used my set of good china for dinner last night, I decided to run all of it through the dishwasher and pack it up today. DDIL2 decided she really liked the pattern so I will split it between DDIL2 and DD2. I have service for 30 since we used to host tons of pot lucks in our old house for our church and preschool groups. Too expensive to buy heavy duty paper plates so I had enough for the groups I hosted. I am down to 26 dinner plates but plenty to split between the two girls. I have my grandmother's pre-WWI Bavarian dinner set in Texas if I host any dinner parties.

Before I cleared of the counters and extendedthe table I put another coat of mud on the laundry room ceiling. Need to prime and paint that then the washer and dryer can go back in place. Once they are in place the refrigerator can be moved out and I can finish the ceiling repair. We had a leaky skylight which ran in along the beams and caused damage to the ceiling drywall in the laundry room. It looked like I was going to have to replace some drywall, but when I got the loose plaster down, it turned out that it just needed to be remudded. We removed the skylight (shame since there is no window in the laundry room) so I also need to prime and paint the board that covers up the underneath of the roof as well. I debated putting in new drywall to make the ceiling flush but decided to leave it in case the new buyer wants to install a skylight later. It is already framed in.

DH is sanding the laundry room mud now so I will be able to prime it as soon as he finishes. Then I will prime DS2's old room. I won't touch up the white moldings in the 2 bedrooms and entry until I can do them at once. Tomorrow I can get at the ceiling over the fridge in the laundry room.
We looked in all 3 of the 10'x10' sheds at the back of the driveway and they are almost empty. DS2 still has shelves in two of them so we will move all his stuff into those sheds onto the shelves. He can back his truck right up to the sheds to load it as he finishes sorting stuff at home and clears space in the garage. His stuff can stay there until escrow closes when we sell. At least it will be out of the house and out of our way as we finish painting and repairs on the house. Once the repairs and painting are done, Rafael can come back to tour the house with his wife and we can discuss how or if he is interested in going ahead with a purchase. If he backs out we will list it. decision.

Got to check the dishwasher and see if the china is done and ready to pack. I decided to wash them all since sitting in the cabinet over the fridge for the last 2 years they have gotten dirty. I have a lot of silverplate serving dishes up there that I used at holidays. Yes, I cleaned my silver every month in the old days. I ironed all the linen tablecoths too and washed my crystal wineglasses by hand. What can I say? My southern grandmother raised me in the old ways. You can hardly give silverplate away these days. I am considering taking it all back to Texas, cleaning it, then spraying it with clear varnish to prevent tarnish. Nothing to lose there since I won't be using it for food and I can put it in the big display cabinet that is built into a corner of the living room. If the varnish keeps it from tarnishing it can sit there and look pretty. If someone steals it oh well. Either way, Win-Win for me. LOL
 
Have never gone to that Habitat store. Will try to get there next time. I have to post my pix of the furniture I have to the consignment store and see if they will take it. They are getting picky and you can't just bring in stuff anymore. There is a consignment store here in the SF Valley I think. I have to check and will probably take the loveseats there. The specialty stuff will go to Palm Springs. We discovered a store that targets the Asan community and a lot of my good Asian stuff can go there. I am sending him pix today.

Haven't posted or looked at posts since Monday since my computer was covered with plastic because I was painting that bedroom. Then I had to caulk the baseboards and repaint them (that room has white trim instead of the solid oak in the rest of the house). I am waiting to see if Rafael is interested in offering on the house before I put a floor in that bedroom. We used a garage flooring compound on that floor instead of laying the vinyl plank. I can still get the same plank flooring and it will only cost about $150 for the room. I can lay it easily, but if I don't have to my knees will be grateful. LOL

Yesterday was a busy day. Finished painting the bedroom, and baseboards. Finished mudding, sanding, priming, and painting most of the repaired ceiling in the laundry. DS1 put the washer/dryer back and moved out the fridge so I could finish that end of the laundry room. I also have to prime and paint the wooden piece we put in when we removed the skylight. We decided not to close up the framed skylight opening in case the buyer wants to put another skylight in there. There is no window in the laundry room.

Anyway, DGS1 came over yesterday again and helped load the trailer with the fencing panels, etc. Then while I was painting baseboards they came back in and wantd me to come out and help them sort out what went to TX and what stayed. I finished painting the baseboards while they took a break and then went out to the connexes. DS1 marked where there were spots the paint had not completely covered with painter's tape to touch up later. After cleaning my paint brush we went back out to the connex. We sorted out a load of stuff for Salvation Army - no use taking anything to Good Will unless it is in new condition. Also a pile that was to go in the dumpster, and sorted out what would go to Texas. Then a lot of stuff that had to come in the house for me to sort through and determine if it should be kept and repacked in smaller boxes for Texas, or dumped. Some stuff was moved to the other connex for DS2. The other connex is still half full of DS2's stuff! I hope they can get all their stuff sorted and removed before we close escrow on the house. And it isn't even sold yet! LOL

After sorting stuff and taking the pix of the furniture to send to the dealer in Palm Springs it was almost dark. We replaced the donations in the trailer to go to Salvation Army later, and came back in the house. I fixed dinner for the guys (leftovers) then got on the ladder in the laundry room and started mudding that area of the ceiling. I also caulked the panel in the old skylight cut out. Finally I took a shower and ate my supper. DH went to bed early.

This morning I got up and touched up the paint in the bedroom first thing, cleared out the tape, swept and cleaned up the room. Then I sanded the laundry room patches from yesterday. I need to put on another coat of mud there. I decided since the computer was available again to get on and update. Also try to read a few posts from friends. DS loaded up the donations and took them to Salvation Army. Naturally I forgot to send the stack of VHS and DVD tapes sitting in the family room for donation along with some kids colring books etc that were never used. :\

Got to disconnect the computer so DS1 can move his bed into this room and empty his stuff from his room. His room is the next one to do. DS1 and DH are leaving Friday for home with a trailer load of stuff. After unloading the trailer, sorting lambs nd ewes, DS1 will drop a load of lambs at the auction and be on the road back to help me finish everything. We'll order a roll off dumpster and finish the clean up.

While they are gone I will start painting 1300 sf of LR, DR, Fam Rm, and giant hall. Oh yes, I also have to strip the wallpaper in the ginormous 40' long hallway first. Not to mention the bathrooms and kitchen still to do. I also have to scrub down the oak kitchen cabinets.
