Ridgetop - our place and how we muddle along

We used 2 young guys to sell our apartment. They had just left Coldwell Banker and were starting their own business. They hustled and got us a great price.
Ya' know - sometimes returning customers get an advantage. You might want to give them a shout.
I might do what @SageHill suggested and dump a dozen bags of mulch over any dirt areas just to look good. ;)
I don't know if you've got them up your way, but you might want to check into Chip Drop -- tree trimmers and arborists chip what they cut - then drop to people who are on the list. It's a win/win -- they don't have to pay to dump and you get chips for free. I haven't used them but a lot of folks down here have.
 
I like your mulch idea, but the Chip drop is good if she was staying, but it also comes with all kinds of stuff in it. Plus there is no way to know when or if she would actually get any. Buying the colored mulch in the bag will cost, but look better and it will be done in a timely manner.

They specialize in comercial properties but it is an idea. I have one guy coming out the end of next week. I am starting to unterview brokers. I always let them know I am "interviewing" agents - they give you a better commission rate to get you to sign. I never sign a listing for more that 30-60 days either. They want you to sign for 3-6 months then the listings sit on their books while they move all the older properties first. By signing for a shorter time they work on yours fast expecially when you let them know that you have other realtors waiting to list it. ;) It's just good business. They don't have to be my friends, just get me maximum $$$. LOL

We just bought colored mulch at Lowe's. It was on sale for $2 a bag. Cheaper than buying it at one of the nurseries in bulk.
I will probably do that. I can dump it all down the front slope so it looks clean and neat. Those bags are easier to handle for me than shoveling wheelbarrows full. No tractor here.

Speaking of tractors, DS1 and DS2 worked osn dDS2's pool fence yesterday and got part of it up. we discussed getting the rolloff dumpster while DS1 is still here next week. DS2 said he hired a small tractor with a grapple for $400/day so we are going that route. With the way California has gone with the illegals and homeless -giving them all kinds of free $$, you can't find day laborers for less than $40/hr. The grapple and tractor can do the job of 4 men in a day and be cheaper. DS2 is not working yet so will be here to help DS1. He said we can even remove some of the collapsing utility poles below the flat area where the Doughboy pool used to be. The livestock undermined the ground there and after 40 years they are tipping over. The dumpster costs by the week, but the tractor is charged by the day so we'll get the dumpster first, then the tractor, and do the power poles and large stuff first. Then we can just drag any garbage over in the truck or wheelbarrow and toss it in on top.

Today I have to go back to my old friend - Lowes - and get some spray paint to paint the bright brass DR chandelier. It is looking sort of aged so a nice coat of bronze paint will give it a new modern look. I also need a bottle of ammonia with which to wash the crystals.

Yesterday I moved furniture around trying to arrange the living room. It is not easy when you have just a couple pieces of furniture to work with. Using the sofa table in the LR was ok but with just a few pieces of furniture it looked crowded in comparison to the DR with only the table. The rooms are large but were looking very unbalanced and lopsided. However I think I have an idea how to arrange things. I will use the sofa table in the DR as a pseudo buffet against the back wall filling some space. That makes the living room with the 2 loveseats and 2 chairs seem more spacious while the DR doesn't look completely empty. :fl Hopefully I can find some stuff at DD1's to use here. I also made a large arrangement out of branches and dried weeds. I used floral tape to put everything together then hung it in the barn and sprayed it dark brown. I will get some antique gold paint today and spritz it a bit for interest. The whole thing will go in the 30" glass vase in the DR for height interest. I would hang some pictures but will wait to hear what the realtors say. I really don't want to put holes in thefreshly painted walls.

Next I need to check on Amazon for a playmat. (It can go to Annabel when I am finished selling the house.) it will go on the floor in BR 3. I will collect some of the Tonka trucks left behind by DD2 and the kids and set them in there. Also some stuffed animals from DD1 - her kids have tons that they refuse to part with. I plan to "shop" at DD2's house this weekend for more stuff to stage with. LOL I have an old mahogany dresser in the connex that my great grandfather made. It actually had a secretary top at one time which was lost in one of the family's moves in the past. I will bring it in, scrub it off, cover the top with a cheap table runner and put it in the MBR. A couple of thrift store wine glasses and a bottle of wine in my glass ice bucket and instant staging. OR - I need a tall thin vase for a single stalk lily - I can drink the bottle of wine instead and put the flower in the bottle! Even better staging! LOL I do love arranging furniture and accessories and since we won't be going to Palm Springs for a while, I might as well use the furniture I have to set up the house before we go. The loveseats are more comfortable than the broken down sofa in the family room DS2 left us with. Maybe we should put them in there to sit in and move the Opium bed to the living room as a sofa/daybed. Decisions, decisions . . . .
 
Had a terrible night last night with legs cramping into my hips and abdomen. Woke up with leg cramps on entire leg, both sides, not just one muscle but all of them. Got out of bed to straighten it out and couldn't stand up! When one loosened another started! Both leg were doing this. Finally got the bars of lavendar soap from the bthroom and took them to bed hoping that it might help. Not sure about it working because I eventually fell asleep, but it smelled good.
This morning I made coffee but haven't had any yet.
Walked aimlessly around the living room depressed because buyers weren't pounding on the door waiving wads of money in my face begging to buy. Tried deciding how to move the furniture around for a nice appearance. DH said the real estate agent said he would stage the house BUT I don't want to pay for that when I have decent furniture and can do it myself. (There was a time when my cousin and I were going to go into business as stagers in northern CA.)
At any rate, today I will install the bumpers on the MBR closet pocket doors. DH took down the flat light in the DR. I need to paint the ceiling there. Then he will hang up the chandelier. I painted it antique bronze last night and it looks nice so once it is up I will have the job of reattaching all the crystals to it. That is a job which will take time since there are lots of single crystals in different sizes as well as swags of crystals. I'll have to do it on the ladder too. :( Once it is done, it really sparkles though. The Armenians are known for adding huge crystaI chandeliers to every room in their houses including the kitchens and bathrooms! Maybe it will entice them. If I thought it would give me a quick sale I would replace all the fans with crystal chandeliers but I am hoping to appeal to everyone. LOL I washed the crystals in super hot water, dish soap, and ammonia. Ammonia and hot water is the go-to for glass and crystal. After the chandelier is up we will position the dining table and chairs and I will decide on the Chinese screen.
Next job is to remove all the packed boxes from the house to the connex ready for loading in the trailer to TX. Once those are out of the house, I can reassess things. Before the realtor comes to look at the house, I will put the cushions on the chairs on the patio and arrange things there. I suppose next week I better call several other realtors to come look at the property and give us their assessment of what it will bring, how long for an offer, etc. The we have to decide with whom we will list.

Once it is ready to show, I just want to have some one give me a big offer and short escrow so I can go home but I am afraid I may be stuck here for another couple months. :hit At least DS1 will be home building fence and DH will be with me here. We will have to find more bridge partners.

Yeah - this is the hardest part. By now your are or are pretty close to the point of this is no longer my house and just want to be done with it. By the same token while you want out, you don't want to give it away.
I was in the boat 7 years ago. First the realtor that fired us (she wanted to paint the cedar ceilings white -- they were natural ceilings - I said NO) - there were other little things give and take. Got a good and well known realtor after that who was fantastic. Listed in May (?) closed in Sept/Oct??. Keeping the house spotless (with 5 dogs) was not easy and eucalyptus that dropped leaves daily a pita. The first realtor cost us 2 months in doing her bs.

I get depressed about my sale too. I've had 2 previous contracts, both fell through. Now I have an all cash offer, but the people are being PITA by trying to get me to move fences.
 
As much as you want to come home, you can't right now. If you leave, squatters move in and then you are screwed. You literally have to stay there to protect your investment until it sells. You can't even leave if you have a contract, because it could be canceled. So stay until closing, they signature on the dotted line and cashier's check in your hot little hand. Bring it back to Texas and deposit it. Pay your California taxes and shake the dust off your feet and go home.
