Ridgetop - our place and how we muddle along

May 12 is the Pasture Field Day at Julie's. (Ridgetop lives 3 miles from Julie) I'm going but it sure wont be the same without y'all. I'm missing you! But there's always to Prairrie Day in I think June or July that we went to last year. I hope that house sells on the first day listed.
 
DH will still be in Texas on May 12. Maybe he can run up and meet you there.

I was too tired to write last night. So I sat down in front of the TV with a crossword and DS1 had to wake me up several tmes. I will have to rewind 2 shows I was watching since I slept through them both! LOL

Yesterday was a big day for us. DS1 rented the roll off and it arrived Wednesday. Thursday DS1 finally located a mini excavator with a grapple. DS2 began picking up the power poles and dropping them in the dumpster. He started around noon and finished when the sun went down. No, he did not get all of them, just stopped because on that uneven ground we were worried about overturning the machine. This morning he was back out by 7 am removing them. Then he started below where the old doughboy pool used to be. DS1 and DGS1 helped get chains round some that were further down the slope in front and he dragged thm up that way until he could get hold of them with th grapple. Finally finished this afternoon and washed off the machine. Then he and DS1 chained it onto the trailer and returned it. When they came back they contiued putting as much as they could fit in the dumpster - which wasn't much since it was full of the pole butts. DS1 called the company and they will pick it up tomorrow.

Tuesday I had a contractor call me - sent on by DH who said they had done work for us before. I explained the problem with the bathroom not getting water and the shutoffs being frozen. I said I needed the shutoffs replaced and some water flow. He assured me they would be able to take care of it by "back flushing the clogged line". He said the problem was in the plumbing in the wall behind the vanity and could be fixed easily. I said ok. The plumber came out the next day and I told him what was wrong. When the plumber left he had replaced the shutoffs and the faucet (I had bought a new one). But no water. He said that the galvanized piping was so corroded no water flow was coming through. By then I had paid the contractor $1150. The plumber said he would have replaced the shutoffs and faucet for $400 but not to tell the guy since he, the plumber, was friends with the owner of the company and didn't want any problems. I said that the fellow who wrote it up said I would have water because they could "flush and back flush the pipes". The plumber said no way, that was not an option - no such thing as "backflushing water pipes". Naturally I was peeved. I asked the plumber what it would take to get water to the faucet and he said they could cut into the wall behind the shower and get water hookups there. Using pex they would route the lines through the ceiling and down the wall behind the medicine cabinet to the sink. The cost? "Under $1000." I told the plumber I wanted him to come back and do the work and that I would have words with the contractor who wrote up the original job. The plumber showed me what the guy had told him to come do which was replace a faucet and the shutoffs under the sink. NOT what the fellow told me they would do, and NOT a $2100 job! Long story short, the plumber must have called the company owner (his friend) because the rep called me and said that I had told him the plumbing was all copper. Not so. I told him that I was not going to pay another dime
and if it went to court I was prepared to argue about it and was confident that the judge would find the work insufficient for the price. (I would have subpoenaed the plumber to give evidence.) The rep said that the job would require running water pipes and that had not been what i asked for I asid i was promised water and didn;t have any so they didnt do the job. He said that it would be a lot more work but they would come back and do it for another $1000 - bringing the entire price to $3100. I said they would not get any more money and that I wanted my water the way he said they would do. After more discussion the rep said they would come back and do it for an extra $400. I said they could come back and do it for nothing and I would pay the remaining balance of the $2100 contract. I added that I would repair the drywall myself. The rep again insisted I had told him that the plumbing in the bathroom was all in copper. I said I told him that we had replumbed everything except that area because the vanity was on a slab foundation. He insisted that was not what I said. I said you looked under the sink yourself and even took pix - did you see copper nipples to shutoffs? No, you saw galvanized piping so don't tell me that you believed it was copper. At that point the rep admitted he knew very little about plumbing and would call the head of the company about the problem. 20 minutes later he called back, apologized profusely, and said they would send the plumber out on Monday and do the pex work for no extra $$. During the entire time I kept thinking about Baymule and her Texas Whup Ass. I am a Texan now and wasn't going to stand for any foolishness. LOL On MOnday I hope to have water in the bathroom sink. I will have to do the drywall repair work, strip the wallpaper in that bathroom, and paint it. But the wallpaper has seen better days, and the bathroom will be redone and HAVE WATER TO THE SINK. LOL It shouldn't take more that 2-3 days to get it all done.

The house is finally staged and looking good. The children's bedroms could use some stuffed animals from DD1's house but altogether it looks great. I particularly like the living room and dining room.

Pictures of the bedrooms tomorrow. I am exhausted after 2 days of working. I spread 70 bags of mulch in all the flowerbeds (which don't have flowers or shrubbery in them) including on the front slope. We gassed the gopher town again after seeing 5 cute baby gophers come out of the hole they had chewed in the faux turf right next to the patio. :mad: Do I feel any guilt for destroying 5 cute little baby gophers? Heck no! Those miserable rodents deserve to die. Today while spreading the last of the mulch I discovered more entrances to Gophertown and DS1 and I gassed those areas too. Hopefully it got most of them. :fl

This afternoon the first of the real estate brokers came to see the house. He had been here before because he sold DS2 and DDIL2 their house. He was surprised to see it looking so nice and loved the staging. He said it was move in ready and we should have no problem getting our price. How long the "no problem" will take though . . . . The next realtor is supposed to come Monday but I think I will put him off for a week because of the plumbing project. I have a 3rd realtor scheduled for next Thursday but again I will reschedule after I finish the bathroom. No point in having anyone see the place while we are cutting into walls, etc. LOL

Hope the realtor is correct and it sells quickly for you. I'm glad you didn't let them get away with ripping you off with the plumbing.

DS1 is on the road to Texas. Wish I was with him but . . . .
We loaded the stuff from the connexes - mainly the new King size bed. DS1 wanted to know about taking the 2 large oriental rugs back and I said not right now because he has to pick up alfalfa. Then I decided to bring in the Chinese rug and put it in the family room.
I have not seen it in years and decided at the last moment (my bad) to put it in the family room Sooo glad I did because I had forgotten how striking it was, and it totally makes the room. Even the broken down old black sofa and armchair from Kathleen's family look really good now!

The carpet s 12'x18', wool with some silk. It would look fabulous in Texas with the dark wood paneling in the living room. Get too dirty? We do try to remove our shoes when coming inside but . . ?

I called DS2 to come over and help get it into the family room from the trailer. DS1 and I barely got it into the stock trailer from the connex. Anyway, getting that inside took some time, and the rug was larger than I thought so the boys had to move the eletric fireplace and TV which entailed also removing all the other furniture to place the rug properly. DS1 was already getting a late start on loading so was very peevish. DS2 stayed to help DS1 load the trailer. He had brought Nicholas and Nicky "helped" with some lighter boxes. Nicky also had fun helping with the rug. When he got bored I put on Paw Patrol for him while the guys finished loading. I brought all the packed boxes out from the various closets where they were stored. I also had to wrap the 4 table leaves from the kitchen table that are going back. The table and 2 other leaves will go later. I have to sand and refinish those pieces. The boys had to finish loading in the dark last night.

DS1 and I were up at 6 am finishing his loading, last instructions, etc. He said the dumpster people were going to call before coming but they just trundled up the hill in their big truck at 7 - just as DS1 was preparing to leave with the stock trailer! Luckily he was still in the driveway not on the one lane road coming down!

DS1 left and the dumpster guy pulled in onto the lot to pic up the ddumpster. The truck was apparently not working properly because he spent half an hour pounding on the hydraulic arms with a hamer or wrench. He might have been praying in a foreign language too because I didn't recognize the words. Eventually he must have gotten a bigger hammer because he got it working and the dumpster is gone.
PXL_20260508_183804400.MP.jpg Only about half the poles loaded here! It was full to the brim hen he icked it up, and hopefully won't cost me an overcharge but who knows. At least they are gone - they were treated with creosote so considered hazardous waste too! Small hazardous waste items will go to collection site when DH gets here. Also several tires that DH says he has a place that will take them. I don't know where these old tires keep showing up from, although a couple were DSIL2's.

Anyway, I relaid a small section of brick in sand that covers the cleanout for the kitchen sink. They had sunk in ine spot plut the and had dissipated from when DS1 pulled them out to use the cleanout whe he repaired the sink last summer. DS1 picked up 2 bags of play sand (finer grains) and I spread and tamped in one bag already. You have to wet it and it compacts more. It will take another day to get it all done since I have to use the second bag after the first one compacts down. I have one bag of mulch left out of 70! It is going to go in the small planters on the driveway side of the house. The other 69 I used around the front area.

I ifnished doig some other clean up around the patios and came inside where I heard what sounded like claws on the floor. A young robin was loose in y bedroom! How it got in I have no idea so I tried to trap him in the bathroom but he escaped. However he took a wrong turn and ended up in the walk in closet. Half an hour tryig to capture him and I got smart. I turned off the light, got a flashlight, and reentered the closet to do battle. The light comes under the pocket doors so the bird tried to stay near the light. Finally after a full hour I managed to capture him and turned him loose outside.

Of course it would look fantastic in Texas. So -- use it in Texas!! That way you can enjoy it again. And don't worry about the dirt - vacuum as needed and you're good to go. They made those rugs way back then to LAST!
 
I get my lone expensive Oriental rug cleaned every 15 years or so. There are speciality places that do it. They power wash over grates, then scrub and rinse and rinse. Then it goes over another grate for air drying. I found a place in Portland OR that will do mine at some point. You'll probably find one in the larger cities near you too.
 
HAPPY MOTHERS DAY TO ALL MOMS!

DD1 and DGD1 came over yesterday late afternoon and stayed until 1am. We watched the first season of The Closer and had dinner together. DSIL1 and grandsons are at a Boy Scout camp weekend. DD1 and DGD1 saw the staged house for the first time and brought some stuffed anials for the "children's rooms". DD1 said now that it was so nice we should move back and live here again. LOL The thought of having to do all that work again in 10 years when I am 85 almost made me pass out!
:th:old As we all know houses only stay nice like this for a very short while before they need more work and upkeep. Not to mention the effort required to keep this one clean and do all the outside work since of course, I would want to plant flowering shrubs and return to gardening. A boon to my friendly neighbors - those pesky gophers and ground squirrels!

NO, much as I love the look of the staged house now, much as I appreciate the gorgeous views and solitude, the house has to be sold. This is not a Hallmark movie where one of the children suddenly decides to move home and buy the house from his aging parents. DH and I spent 40 years renovating, changing the interior floor plan to what worked, building outbuildings, raising our 4 (then 5) children in 4-H, sports, horses, livestock, etc. We had a wonderful life here and it was a dream childhood for our kids but they have children of their own now and we have to move on with our lives. Time is relentless.

Anyway, on to happier things. The house is now staged and complete BUT WAIT! Tomorrow the plumber arrives to cut into the bathroom walls and connect new pex lines to the vanity sink. Then I get to repair the drywall in the walls and if he is unable to snake the pex through the ceiling, the ceiling as well. Yippee. DS2 said he has plenty of leftover green board from his bathroom repairs so I will use that. I may have to buy a 2x4 to sister onto the studs to screw on the drywall. I scavenged several pieces of 2x4 but not enough, I might have some more in the shed so will check. The table saw is still here so no probablem with that. DS2 came ver yesterday to tke the teash cans to the street for trash day and while he was here he removed the medicine cabinet from the wall. It was screwed on the outside of the wall, not inset. That wall will be one of the walls the plumber has to cut through to run the pex under the sink. While the medicine cabinet is down, I will take it otside and sand off the metal interior, then give it a new cost of white spray paint. It is an old one with real oak trim on the triple mirrow doors. It has been up since we bought the house and is in excellent condition so a little paint on the inside and Presto! No point buying poor quality new to replace good quality old when it can be repainted. Once the plumber is finished, I wil spend Tuesday morning putting up the drywall, taping and mudding the walls. Tuesday afternoon I have an appointment for my nails - after all this work I need this. Tuesday evening I might get a chance to sand and remud. Then Wednesday I play bridge. Hopefully Wednesday evening i can put a final coat of mud on and on Thursday can sand and prime the repairs. Next I have to remove the old wallpaper before being able to paint the room. I cancelled the realtors for a week so want to have it ready when they come. With the water in the bathroom vanity restored everything is in perfect order and no concessions need to be made on price.

Today I to do to a birthday party for Alexander at noon. I told DS2 I thought we had already gone to 2 parties for him - one with his brother Robert and one with DH. But apparently, Alexander, at one years of age, requires a personal birthday party that is not shared with anyone else. DS2 is not very happy about having to pay for a party and give up a day he wanted to spend working in his bathroom. It is whst happens when yoi marry a Philipino whose cultures celebrates monthly birthdays of babies with cake and relatives. I uderstand this because orobably getting a baby to each onth of age was to be celebrated in that country Just like Chinese people don't celebrate the birth of a new baby until it is one month old snd expected to live. Old traditions always have a valid reason in antiquity.

After the party DD1 expects me to accompany them to Mother's Day dinner. She was upset when I told her I was attending Alexander's party since she thought I would not go to dinner with her family for Mother's Day. I am going with them to dinner after the party.

I was looking forward to a quiet Mother's Day spent here alone, occasionally wandering through the house admiring it, maybe putting the cushions out on the patio and enjoying a glass of wine, watching TV, and possibly opening my box of Sees candy I have had hidden in the freezer since Easter ALL ON MY OWN.


Anyway, maybe I can get in an episode of The Closer before getting ready to go to the birthday party. LOL
