Coffee is ready. House insurance is a scam. Now you can't even get a new roof out of your insurance. The adjuster DEpreciates it. So if a hail storm pounds your roof and it is 20 years old, you get nothing. My doublewide is 1400 square feet and had a 8 year old roof when along came a hail storm. I got $4200. He even remarked maybe I could find someone in Lufkin that would do it for that. Yeah, and with the cheapest shingles possible! :somad I had full replacement coverage, evidently it doesn't apply to roofs. The lady who handled my account was off having a baby and no one would even talk to me because I wasn't "theirs". I was mad enough to chew nails. I decided to do it myself. I was talking about it at church and one of the men decided that he needed to help. He had no idea how to roof a house, but he wanted to help. I got a 20 year roll off box dropped at the end of the house. That first Saturday Darrel, his grandson Austin, Bryan and a guy I didn't know showed up. We got all the shingles scraped off and thrown in the roll off. I got a tarp and began to pile shingles on it. The men asked what I was doing and I told them that when I had a pile of shingles, someone could grab the other end and we could do a 1 2 3 swing the tarp and toss them in the box. They took it away from me. So I pulled nails and let them do the "manly" stuff. It was July, blistering hot, we took lots of breaks and drank lots of lemonade. It took half a day and we covered the roof with huge tarps. That week I replaced 5 sheets of plywood decking and found out I had 2x2's for rafters. And the ends were rotted. I cut a 2x4 lengthwise, cut it in 2' pieces and scabbed them in next to the rotted ends. The next Saturday only Bryan could come and we got all the underlayment paper on the roof, covered it again with the tarps.

I had bought shingles and had them sitting on the trailer. Just the shingles alone cost $2200! The men at church convinced me to get metal instead. So I called a place and R panels were only $300 higher! I took the shingles back for a refund and bought metal. I had bought radiant heat barrier to go under the shingles. Darrels brother advised him to tell me to use 2x4s for lath strips instead of 1x4s, so I bought those too. I leaned 2x4s against the porch roof, climbed half way up the ladder, pulled up the 2x4s and tossed them on the roof. I rolled out the radiant barrier, cleating it down with the 2x4s. I got the front half of the roof done that week. Darrel, Austin and Darrel's neighbor Ken showed up on Saturday to put the metal on. I didn't know Ken, but he came because he wanted to help. He had some experience on putting on a metal roof. We got the metal on by mid day. Again lots of breaks, lots of lemonade. It was 100 degrees, hotter on the roof. That next week, I rolled out radiant heat barrier, screwed down 2x4 lath strips and they came back on Saturday to finish up. By 1:30 we had the metal on, the ridge cap and the side trim on. I spent every bit of that lousy $4200 plus more. My policy was coming up due, so I went to another insurance office and did business with them. Ken had admired my sheep, he had sheep himself and wanted to buy a ewe from the White Dorper and Katahdin cross, when I had one weaning age. Several months later, I knocked on his door and told him I had a ewe for him. How much? Your money ain't no good. We argued back and forth, I refused to take his money and he came the next day and picked up his ewe lamb.

Moral of the story....... I HATE INSURANCE COMPANIES!!!!!

The weather here has been gorgeous. Highs in the upper 60's and 70's, Lows in the 50's. Sunshine, I've tried to work outside every single day. Inside the house looks like a bear tore it up, but I don't care. We do need rain, It's back to being dry, dry, dry. But it sure is helping lambing.

I tell people, take the money you would spend on insurance and put it towards improving what you are trying to insure or save it for your own insurance. Shingles are for dog houses and kids playhouses, honestly should outright be banned as it's just a ton of waste on a roof waiting to go to the landfill. Those 2x2's in a truss configuration are actually stronger than 2x6 rafter board. I commonly see trusses over 30' long in 2x4's.
You're lucky mobile homes are low sloped, anything after 4 on 12 and you will be sliding off the roof.

Good evening all!
Been a busy day so far. Couldn't sleep today. Got up to a message from the insurance for our house. I don't think I've mentioned it but we closed coming on a month ago and I started working on insurance weeks before closing as it's required by the mortgage company. Well come down to closing and I'm told all is good and coverage started on the day of closing. Come to find out it wasn't. How that was allowed to happen is beyond me. So the two gals who were working on it and went out to the property apparently just up and left the company. A week or so after they left I got a call from someone i'd not spoken with before. She's the actual agent and she was trying to pick up the pieces of the mess these gals left. Admitted there wasn't oversight over them. Come to find out we didn't have insurance at closing and she was surprised when I was shocked all wasn't done since closing had already happened. She told me it was being taken care of an not to worry. This was coming a month ago now. When I was at the property she called and I notified her the mortgage had already been sold. She wasn't aware. Then asked for details on the outbuildings. Huh? :idunnoApparently they are still working on it but don't worry we are covered. To us it doesn't really sound like it. Oh and they aren't covering the new roof because they don't have proof it was done professionally and isn't in some sort of system they use to determine when a roof was done. So we went round and round on that. Then I find out they had contacted the previous owners because their receptionist goes to church with them and asked if there was a wood stove. They send a picture of the stove. Today i get a call asking about the wood stove. There is a gas insert no wood stove. Almost a month post closing and probably a month and a half from allegedly signing up for the service and we're still questioning everything but don't worry we're covered?!? I was upfront with them that we are very concerned about all of this including the roof and what happens if we need to make a claim when we can't even get service started properly or properly covered? They guarantee'd us all was good and we were fully covered short of the roof which was depreciated due to no proof it's new. Well they could just look at it or look at the pictures online of when the sellers bought it and when we bought it. Completely different roof. In the meantime we got the information from the sellers and contacted who they had insurance through and they highly recommend them. We figured at the least they already know everything about the place since they've insured it for a few years now already. Night and day. The agent is so nice. Already has a quote to us and gave us her personal phone number to answer questions over the weekend which we won't be doing. After looking over the coverage this evening we've decided to change insurance. It's going to be awkward but it's absolutely ridiculous in our opinion what's been going on and that they won't insure a new roof. I hope it's not going to be major drama to drop the "old" insurance. They've tried so hard to make us believe we are covered but we really don't believe them at this point. What a mess. I am not looking forward to the coming discussion.
Went to town today to pick up supplies that finally came in for my rig that's doing the moving. DH is working on it now in the rain. Trailer is still leaking some so trying to figure out a plan for that. Packing but not loading things yet.
It's storming here again. Not sure if we will flood or not but they are claiming all is lost again. Only got a total of 3 inches last all is lost.

No wonder you couldn't sleep. Geeze all SNAFU-ed. Going with the other insurance company is the right thing to do. If the first company is that bad just doing it, imagine what it would be like if you had a claim.

Morning all, slept in till 8, trying to soak up my last two days of break.
Made it back yesterday, took every bit of 8 hours. But I get to go home to a place people vacation to, and I love that.
Snowing and dark outside, but I need to get a run in now that I'm back. Got lots of unpacking and cleaning to do after, and I think I'll start my meal prepping for the week so that I don't have to cook mid week.

Good...afternoon! It's misty and drizzly and cold outside, raw soak-through-your-bones cold.

The pullets are upping the rate, and I'm getting 3 little eggs most days. I had two dozen mostly pullet eggs dating back before Christmas, so I hard boiled 15 in my pot that holds 11 full sized bantam eggs. They all peeled well, so half went into a jar with pickled beets brine, and half went into a jar, then submerged in soy sauce as @canesisters suggested. I used some wax paper to keep them submerged. Now they're marinating in the refrigerator.

Wow! This sounds like a mess but turned out ok in the end. If we ever replace this roof it will be metal. That's what we've always had at our old home. Worth every penny. The folks showing up sure sounds like the folks in the area of our new place. That's how it used to be here. Really glad you had that blessing. Love that you gave him that ewe. That's awesome.
After all our dealings with insurance in CA we hate it too. We pay a fortune and never get paid when something happens. We've had 3 accidents, none our fault and even with uninsured motorist we've been left hanging on all 3. Our plan is keep the insurance until the mortgage is paid off (required by mortgage company) then put the payment away in an account/investments to have a fund if needed. It's hard to think about not having insurance once things are paid off but we have yet to actually be able to use it legitimately.

I thought I'd get a discount on my insurance because the metal roof, baring some major event, will never have to be replaced. Nope. It raised the value of the home by $7.000 and insurance went up.

I have emailed the new agent today. She should have things going monday before I wake up and we can get it going. Not looking forward to the call to the current insurance but once the new insurance is started that will make it easier for me at least. We already have new insurance. Turn off this policy now.

I was able to create an online account for the new place with the postal service and put a one month hold on our mail. Now I can just stop in when I'm there and pick the mail up every trip and not have it filling up the mailbox.
Looked at the power company online and it's looking like I may have to go into the office in person to transfer service from sellers to us. I'm hoping when they inquire about it monday they will tell them they can easily transfer it to us and I can just come in and fill out the document when I'm there. Slowly picking away at the different things that still need to be done. The sellers will officially be moved out mid week. Will be a different experience next trip. Might even start unpacking a bit while I'm there. Stay in the spare bed this time instead of on the sofa. We sure have been blessed with the sellers being such good people. Reminds me that there are still good people out there.
