I wonder why they didn't get a pre-approval?

When we were house hunting we went to the credit union first, and they gave us an amount to go for. We didn't look at houses above our approved amount. And the seller liked it, too.
We were sorry we did the pre-approval when we started. We had been looking unsuccessfully for so long that they had to run our credit again when we finally found a place to buy. Our original pre-approval the guy for some reason ran our credit a second time to renew it when we made an offer on a place. That place didn't work out but it dinged our credit having 2 hits on it in a short time. They were off our credit when we finally got our place but they had to run the credit again at that point because it had been so long. We knew our budget though. We pre-qualified for far more than we were willing/able to spend.
 
Maybe adding in the current single wide for a not too much extra price, would be a good "selling bonus" for both the epople and the lender realizing they could move right in there....
I agree. Since they are looking for a property where they could put 2 houses then having one already there would be a plus. They could move in now and build their second/main house while living there.

I have told both the last realtors that ONLY buyers pre-approved for the price are allowed to come view. I also told them that I was not doing any "open houses" since they just attract looky-loos who make mess I hve to clean up after. At this price point, no lock box on the door, no open houses, no sign at the street. The sign at the street will just cause sightseeing people to to drive up the narrow, steep, dead end road. I don't want people constanty turning around in my driveway "just to look". Serious pre-approved buyers only!
 
The current list price includes ~$65k for manufactured home since that is what I can get on used market.
I'm not sure what they are checking with lender on... Maybe if manufactured home is okay for their loan type. Their realtor wasn't most knowledgable. He tried to say AG Valuation would be lost if they added a second house and taxes were $2,500 per year. We corrected him on BOTH points that really excited buyers.
 
Does list price include the house? If not, you could raise price to include the house. Even if you only raised the price by $50-55K with the house, they might agree to is since having a house in place would be a big bonus for them when building since they could live on site to oversee the build.
And it would probably be worth $10K to you not to have to remove skirting and arrange for the house move. Remember, when you move the house it will cause the seams to crack again and you will have to do some work to the interior. Might be better to go with a new house move on - particularly since you now know all the things you want to avoid when choosing a different model. ;)
