Ridgetop - our place and how we muddle along

Finally got the primer on the bathroom walls. Finished removing the paper this am. Then had to mud the bad spots and wait for the mud to dry then sand it smooth. While I waited for the mud to dry I painted the light fixture and the medicine cabinet. I taped plastic sheeting up around the ight fixture to make a spray booth type of enclosure. It would have been faster to take the fixture down, paint it and put it back up! Then after I sanded the walls smooth I taped all the wood work and the tile. The prep work took longer than priming the walls! Tomorrow I will paint the bathroom. Then have DH help me reinstall the medicine cabinet and mirror doors. With a good cleaning and hanging up the new towels it will be finished for the real estate people to see it. I am just painting it white since I have a gallon of that. I was going to paint it the same as the other bathroom but I don't think I have enough of that paint. At this point I don't care what color it is. I will say that removing the paper (as much as I loved that paper) the bathroom looks a lot brighter jst primed white. I will paint the ceiling as well and have to do ome repair work on the skylight shaft. DS1 was supposed to help me with that but ran out of time before he left. I can manage it myself. I have to remove the old oak trim at the top and replace it with some new trim we bought. I have already painted that trim white so just need to miter cut it to fit around the top of the skylight. Then I'll use my brad nailer to install it.

DGD2 cleaned the hall cabinets for me today before she went to her sleepover. I just have to touch up the barn doors and some of the trim. I can do that after I paint the bathroom since I will use the same paint.

This house has sucked the life out of me. We sent the first 35 years here remodeling, building barns and fences, etc. I have now spent almost 4 months getting just the house ready to sell. The outside sheds and barn need some work but I am not bothering with them. Most properties here in Shadow Hills don't even have barns. People just put up metal roof shelters for their horses if they put up anything. Having the 25'x36' barn, 10'x20' block wall building, and 12'x24' wooden tool shed are big bonuses even for people that don't want animal keeping. Then add in the 2 connexes and this place not i=nly i a great house with 360 degree views, but has lots of exterior storage too. Since the 4.6 acre lot has its own easement for access and utilities, 2 houses could easily be built there as well. Hopefully it will sell fast.
 
You have been away from TX far too long. You definitely need a chunk of HOME time. You have done way way WAY more than anyone would have. Get back HOME before you look at those barns one more time because we all know what you'd do!! ;)

I would agree about your life being sucked out by the house. Let someone else babysit it, go Home.
 
Bathroom finished just in time for realtor visit at 3pm Tuesday.

He had a full folder of paperwork telling us how wonderful he and his team are, with testimonials from 2 radio people, and how he will get the property advertised, staged, sold fast, etc. He looked around and took notes. He did say that he would sell both properties together and make sure the acreage transferred before the house. He also said if we wanted a 1031 sale on the property, it would have to be separated before it went into escrow but that could be done. He said don't do anything else to it. Which I wouldn't anyway since it the house is completely finished and looks great. I did consider installing the new downdraft stovetop in the current tile countertop. It is sitting in the shed but DH is adamant he doesn't want to bother. He charges 5% commission and said that the house should sell in 6 weeks. He was ok with a short listing of 30 days. This realtor said if we signed with him he would have his stager come out and maybe make some tweaks to the house. I told him that I thought curb appeal is lacking and he said the stager might have some ideas for that. We'll see. The third agent comes out tomorrow afternoon so we wil see what he has to say and what commission he is looking for.

We still have some more clean up to do with the outside, as wel as garbage in the barn and sheds to remove, but for the most part we are done and ready to list.

DH and I played bridge today and are taking an advanced bridge course tonight. On the 7th DH, DS2, DS3, and DGS3 are playing golf in the Sigma Delta tournament. Apparently a lot of the frat will be bringing sons and grandsons with them to play. DS3 and DGS3 will be drivng down on Saturday to go to the tournament with DH. They will stay here.

DS2 got the job and will be staying with DS3 for a couple weeks while we go back and get the trailer. We will set it up at DS3's place.

I need to order some more wormer and TX scrapie tags from Premier. I am ordering the wormer to get the free shipping on the tags. DS1 is worming today and said all 3 bottles of wormer are almost empty. He thinks he might get the ewes wormed with what he has left but is not sure, he might have to go to the Co-Op and get more. After worming he is moving 5 open ewes from the lambing pen to the breeding pen. Then he will worm the ram and move him in with them. Someone will be happy a happy boy tonight! LOL

Having no rooms to prep and paint is making me nervius. I am not used to not having anything pressing to do. I guess I will start entering and adding all the receipts to do with the sale. I need to kow how much we spent getting the house ready for sale in case in need to price it higher. LOL
