Downside is it is in Pasadena (Houston metro) so we will be moving again. :tongue I start on July 7th and we are going down this weekend to find me an apartment.

Hubby and kids will move down after the New Year. I am NOT restarting the insurance out of pocket BS when we already paid $12k this year. After New Year, Hubby is eligible for in-company transfer to Houston branch. That also gives us time to clean and update house to list it.
 
The good new is based on realtor's comps, the raw land value has gone up about 40% . Similar properties are on market $500k - $550k. The lower end would return 2.5x our basis in property, ~$200k. :D =D
Comps:
Ours is 3bed, 2bath, 1123sqft mobile home on 12.9acres mix pasture, woods, and pond. City water, fiber internet, fire hydrant on property line.

Some of my day dreams. We can get ag valuation on 5acres with bees after 3 years.
