Just found the paperwork for the insurance renewal. The fire insurance alone is $4,196.

On Wednesday, I got a text message notification from the insurance broker that we were going to be canceled for non payment as the payment hadn't been made by the mortgage company, due on the 29th. I called the mortgage company and they didn't know why the payment hadn't been made but were able to make the payment that day. The mortgage lady I spoke to was nice but I don't quite understand why it took me calling to get the payment going through, never had this issue before. I did get confirmation that the payment was made.

For Halloween kid 1 wanted to be a T Rex, and wanted kid 2 to be a smaller T Rex. Kid 3 did not wear a costume this year, I just bundled her up in a blanket and a sling and pushed the stroller while hubby wrangled the dinos. We visited a friend's house who lives in a good neighborhood for trick or treating. Hubby wanted to hit more houses but I think we made it along maybe 3 streets before the dinos were getting tired. I think next year we might do a wagon instead of the stroller. Most of the time the kids were walking instead of riding.

Once we got home they sorted the candy and divided it up a bit more evenly. They had about a gallon bag full of candy each. To me that's a lot for a 4 year old and 2 year old.

And I thought my insurance was high...... But this is a doublewide manufactured home and not as valuable as a real home. Home to me but it's still a mobile home. If it catches fire, it will be ashes by the time the volunteer fire department gets here. If it were in a mobile home park, insurance would be cheaper because their reasoning is that someone would see smoke, report it and firemen would get there faster. My insurance is $2200 a year for replacement value. Texas has allowed insurance companies to skip out on paying for roofs. They now prorate them down to nothing. The older the roof, the less you get. I was incensed with rage when I found this out. I had hail damage and only got $4200 lousy dollars. I reroofed it myself with help of friends for half a day on Saturdays (it was July and scorching hot). We took lots of water breaks. I worked on the roof all week and help showed up on Saturdays. I replaced 5 sheets of plywood decking, rolled out underlayment paper, then rolled out radiant heat barrier, screwed down 2x4 lath strips. One of my friends brought a neighbor the third Saturday that knew how to put on metal roofs and we got the back side done. Then I did the radiant heat barrier and 2x4 lath strips on the front side of the roof and had it ready for metal. The 4th Saturday we got metal on the front side and the ridge cap. All with the help of some friends. Being here by myself, I texted a friend when I went up on the roof, every hour. That way if they hadn't heard from me, they could call to check on me or call an ambulance. :lol: I used every bit of that $4200 plus about $400 more. At least I won't have to replace it again.

And the roof you put on was far better than orig!

My insurance went up $234 last yr, only $27 this year and now is at $1457. For house, pers prop, farm, barns, temp housing, liability, etc. But the amount insured for replacement to rebuild is enough in today's market!

My senior discount on real estate taxes increased by $371. this year, taking it to $2k a year reduction 👍

Our current house is a triple wide. Pretty sure if we had a stick built it would be higher.

We reroofed in 2023 after kid 2 was born, didn't tear off just added spacing boards, plywood and new shingles. Hasn't leaked since thankfully.

We talked to a realtor on Saturday. They are going to get us some info for comps. We are going to continue decluttering and cleaning up. They are also supposed to get us contact info for a survey person, so we can confirm where the property lines are and get the last portion of the property fenced.

If we have the property lines marked we can put goats in the lower zone to clean it up. Hubby had started cutting a road to the lower zone when his dad's excavator was here last. He's probably going to try to get it here over the winter, as if it stays at his dad's cabin it will get snowed in.

Once we declutter the carport and front area (we have bricks and other stuff stored there), we can mark out the proposed garage. I think it will be really nice if we can get it built, we'd be able to store everything currently in the two shipping containers and still have space to use it as a workshop. I need to find my sketch, I'll upload a picture. I think the giant oak will have to go if we want the garage.
