Yes, by all means get your infrastructure so that you can do more things by yourself. A loading chute needs to go on the list. I have a working chute with a 2 way sorting gate. I can back up the trailer almost to the sorting gate, but use hog panels for "wings" to funnel the sheep to the trailer. I can get help, sometimes my helper just grabs lambs from the chute and carries them to the trailer. LOL I have the added advantage of small livestock.![]()
survey results not good. Most of my fields are on the back property by 90 feet at least. There is no way that guy is going for that. I would have to get the property lines redrawn with the county which would cost over $15000 I am sure. I may not be able to sell the property until that’s done. I don’t want to shorten my fields be that much. That would look really bad. I can’t believe the guy before me was so off.I can do a new survey along fence lines and reduce the acreage for sale. $251 recording with re zoning and $150 for lawyers for a new deed. The only issue is a new survey maybe up to $12,000.Sell less acreage on the back property to get closer to the current fencing lines?
You may not have as much total property as you think there...go back to the oldest /original deed and see how it was worded...
Many fences are put where the previous owner had them and many of the older properties were not surveyed, or not done with the precision today.
Many places used to be sold with the stipulation of "70 acres, more or less, property lines being along this road, that creek, and such"......and the newest surveys are showing that some were like 55 acres total... or one place that a friend bought, and later had a new survey done... bought 110 acres more or less... specific boundaries... and had nearly 145 acres total.
All might not be lost. This is like a roller coaster ride. The buyers are still interested. They are looking at house plans. The easement is wide enough as it is to satisfy the county. The property lines on the back lot need to get redrawn to reflect the fence lines. I might gain 4 acres. Then the price of the back lot can be adjusted accordingly. There are options available to help me with the added expense
