GLENMAR FARM JORUNAL

No I’m in a contract with these people. They could sue me. Now I need a lawyer

Just because they have $$ they think they can get whatever they want.
So that issue is still around? That sucks. Somehow it seems like they changed the terms of the contract by demanding a bigger easement. That should make the contract null and void.

I would think as long as the survey matches your existing fencelines, the realtor and the rich folks are just gonna have to deal with what they have. You're in your legal right to push back and stand your ground here.
It does not. There’s a lot of fence on the back property. The guy before me gave me wrong info about the lines. The fences are where he put them. I just improved them. I thought we all agreed to resurvey along the fence lines , but I have nothing in writing. So now I’m in a bad way.

I'm so sorry you're dealing with that! I hope some sortnof amiable resolution can be made though.

Instead of an easement whereby you own it and they use it, offer to sell them the easement, the original width. That way, it is theirs, you don’t have the headache and you don’t have to fool with it.

If they insist on the wide highway they want, then put a ridiculous price on it plus cost of moving the fence.

Play hardball. You are not some senile doddering crippled drooling idiot old lady whose next stop is a memory care nursing home. I’ll be happy to loan you some TEXAS WHOOP A$$!!!!!
Realtors are supposed to work for the one who hired them. Call her boss and threaten to turn her in for not representing YOU.

The easement that goes to the back property would be theirs after sold. It’s their driveway.
I need to talk to a lawyer.

The 18' driveway is where? Along the right side of this drawing?

Is this property you're selling a separate parcel, already recorded as such, from your house, barn & pastures? Was it bought as 2 properties adjoining or are you subdividing? An easement, instead of either ownership OR a deeded tight of way, isn't always agreeable for a bank loan.

Depending on the writing of the original contract & extension, AND if any changes or addendums added, you may very well be able to cancel. Do that if you can and get all your paperwork & recordings squared away. Then remarket it.

The 18" driveway goes from the road along my side pasture fence lines. It was bought by us as 2 lots, sold as 1 farm.
The people are paying cash, so no bank is involved in the land purchase. They just decided they wanted 30 feet instead of 18. Yes. I want to take it off the market and get all that straight first, but since I have a contract, it's making it sticky.

Stick to your original agreement. Dig your heels in like when you are loading a cow and she doesn't want to load up.
Their realtor sent over the revised survey showing the changed property lines. I had assumed that everyone agreed to this. I never got anything in writing. Then all of a sudden they want a wider driveway. I'm sticking to what I said about not moving fences, but I am worried that they can sue me for breach of contact, because a lot of fences are on that property. I just want out with these people. I am so stressed. It's not worth it. I will continue to work 60 hours a week
